How the leaseback program works
For a limited time, eligible buyers can lease their Viceroy Brickell residence back to the developer under a fixed-term agreement. The residence is professionally managed and included in the Viceroy Brickell managed rental program.
The developer’s leaseback brochure describes fixed quarterly payments equal to 7% annually of the purchase price for a two-year term, paid to owners in arrears. The program is available for new sales contracts only and participation is optional.
Program highlights
- Fixed payments: quarterly leaseback payments calculated at 7% annually of the purchase price.
- Two-year term: payments apply during the agreed leaseback period.
- Professional management: residences participate in the Viceroy Brickell managed rental program.
- Deposit structure: the brochure describes a 20% deposit until closing; confirm the payment schedule for your selected residence.
- Owner expenses: maintenance fees, insurance and real estate taxes remain the owner’s responsibility during the leaseback program.
An example on a $900,000 residence
The brochure’s example shows $63,000 in annual leaseback payments, or $126,000 over two years. With four equal quarterly payments each year, that is $15,750 per quarter.
These are leaseback payments before the owner’s maintenance fees, insurance and real estate taxes. They do not represent net profit or a guaranteed resale return.
Confirm the terms for your residence
Request eligible residences, current program availability and the formal lease agreement. Review the payment schedule, owner expenses, permitted use, management arrangements and all participation conditions before committing.
The leaseback program is voluntary and offered by the developer for a limited period. The formal lease agreement sets the specific terms. Enrollment and execution of the required lease documents are necessary to participate. No representations or warranties are made concerning potential rental income, future market conditions or resale value.
Ask about other buyer incentives
A separate promotional flyer describes designer-furnished residences by Adriana Hoyos Design Studio paired with a credit for two years of HOA fees. Ask which residences qualify and whether that incentive can be combined with the leaseback program; availability and combined eligibility must be confirmed.
